What must a Toronto rental building keep the heat at?
At least 21°C in every unit from October 1 to May 15. The City of Toronto also says landlords must respond within 24 hours to an urgent request about a vital service such as heat, and that tenants who cannot get it fixed can call 311 (City of Toronto). The rental heat guide has the full rule, including air conditioning.
What does a building heating plant look like?
Two boilers feed a common header, a circulator moves the water through the building loop and back, and an expansion tank holds the pressure. A photo of each boiler's display and label, and a note of which floors are cold, tells us where to start.
What will the request form ask?
| Question | The choices |
|---|---|
| What heats the home? | Furnace · Boiler (radiators or floor) · Not sure |
| How old is it? | Under 5 years · 5 to 10 years · Over 10 years · Not sure |
| What is it doing? | Not coming on · Some rooms cold · Blinking light or code · Noisy |
Photos that help. The most useful are the label inside the furnace or boiler door, and any blinking light or code.
For a building, say how many boilers or units there are, which floors or suites are affected, and the access: a lockbox, a superintendent, or a contact on site.
Who may service gas heating equipment in Ontario?
The TSSA says maintenance of furnaces and fuel-fired appliances must be performed by TSSA-registered contractors, with TSSA-certified gas technicians (TSSA). In Toronto, replacing a boiler or furnace, or altering a heating system, takes a stand-alone HVAC permit; the 2026 fees are in the permits guide.
Jackman Mechanical prices each job directly with you; no prices are published on this site.
